- Services & Utilities directory with outage and emergency lines, and a Who to Call First card that fills itself in
- 47 printable pages in Letter, A4 and Low-Ink, fillable PDF versions to type in on screen, plus a Quick Start Guide. Made by a small family business in Ohio
How it works
- Setup: pick Own or Rent and answer a few Yes / No questions (heating type, central AC, water heater, yard and small engines, gutters, basement, sump pump, fireplace, garage door opener, septic, well). Matching tasks switch on or off.
- Schedule: type roughly when you last did each task. Next due date, days left and status (On track, Upcoming, Due soon, Overdue, or Not started for jobs you haven't logged yet) fill in by themselves. Tap + Calendar to save a reminder in Google Calendar.
- Quick Log: did a job? Add one row from your phone (date, task, cost). The schedule rolls forward and the Dashboard updates.
The Dashboard
- 6 live tiles: overdue, due in 30 days, jobs logged this year, spent this year, next filter change, Lights Out kit readiness
- Next 10 jobs, overdue first, each with a calendar link
- 5 charts: spend by category, spend by year, task status, coming due in the next 90 days, jobs logged per month
- At a glance: last alarm test, warranties ending in 90 days, kit items expiring, next pro visit, water heater age
- Neutral colors on purpose: overdue just means it's time

Privacy by design
There is no place for account numbers, passwords, PINs or alarm codes anywhere in the file. Keep those in your password manager. Your planner lives in your own Google Drive or on your own computer.
Works with
- Google Sheets (free), including the phone app
- Excel 2016 or newer on Windows and Mac, and Excel on the web
- No macros, no add-ons, nothing to install
Good to know
- This is an organizer with general guidance, not repair instructions or professional, legal or insurance advice. Follow your owner's manuals and local codes, and hire a licensed pro for gas, electrical, roof and chimney work.
- Smell gas? Leave first, then call the gas company or 911 from outside.
- Checklists cite public sources: Ready.gov, CDC, FoodSafety.gov, American Red Cross, ENERGY STAR, Ohio State University Extension, National Center for Healthy Housing, Habitat for Humanity.
- Reminders come from the calendar events you save. The spreadsheet itself does not send alerts.
- Fillable PDFs: type and save in free Adobe Acrobat Reader or Preview (Mac). Some web-browser PDF viewers don't keep what you type.
- The file includes sample entries so you can see it working; START HERE lists exactly which cells to clear.
- After you buy, download the files from the link in your order confirmation email.
- This is a digital download, so no physical item will be shipped. For personal use only.
